Payment of Monthly bills
You assign a US Visa, Master Card or Debit card as a “house card” and all your home expenses will be billed to that credit card. This will allow you to review your monthly expenses on your monthly card statement. Confirmation by email when a charge is made to your credit card.
Generation of checks in order to pay services such as telephone bill, electric bill, cleaning supplies, plumbing and electric supplies, miscellaneous, pool maintenance, landscape maintenance, fumigation, maid service, extra services, petty cash requirements.
This process is inclusive of the required delivery of payments to the service provider or the bank, on multiple occasions.
Payment of Annual bills
Coordination, check generation and delivery of annual payments such as: TV cable, property taxes, home insurance, Homeowners fee and car insurance.
Monthly statements
With Property Boss software you will receive by fax or email a clear monthly statement
Preparation for your arrival
Special reception with steak tacos, guacamole, salsas, chips and margaritas (depending on arrival time), pool heated, lights on, ambiance music on, doors opened, fresh towels, fresh bed linen, air conditioning set, turning on ceiling fans, set terrace/patio furniture, placement of cushions, set of keys, important telephone information letter. Free for owners.
To provide this service to guests the fee is $100.00us per arrival
Departure check out inspection
Coordination to turn off lights, pool heater, A/C, ceiling fans, ambiance music, report of lost and found objects and closure of residence.
Weekly detailed walk-through inspections
Weekly form will be filled in by our weekly supervisor, a copy will be placed in your Maintenance File in the house, from this report will create work orders in Property Boss software we will send a monthly report of open and completed task and repairs.
Maintenance services
Coordination of all repairs and facilitation in order to provide access, monitoring work and closure of residence.
Any repairs over $300.00 will require your prior approval.
*With the exception of specific or major repairs.
Supervision of the maintenance programs such as: interior and exterior fumigation, UV filtration system, vehicle tune up and tire rotation.
Night light check, once a month
Check gardening, landscape and irrigation.
All exterior landscaping including retaining wall areas
All plant trimming, pruning and labor for Plant replacement
Palm Tree Maintenance and Trimming
Removal of all Landscaping Materials and Area Trash
Preventive Maintenance for A/C system, household appliances, pumps, filters, switches, valves, lighting, electrical system and plumbing
Supervision of Pool/Jacuzzi maintenance
Keep an electric and plumbing inventory
*Maintenance service fees not included in this package
*All supplies are to be provided by homeowner
*Wood and paint jobs are not included in the maintenance services
Cleaning services
Supervision of the basic cleaning service: vacuum rugs, straighten residence, make beds (change linens on bed upon request), clean kitchen counters and stove top, put dishes in dishwasher, sweep and mop floors, clean bathtubs, showers, toilets, organize vanity, hang clothes up, dispose of trash in trash receptacles and launder sheets and towels.

Shower Neutrogena amenities supplies as soap, shampoo, hair conditioner, body cream and shower gel with no extra charge.
Keep a cleaning supplies inventory

A la Carte and Special Services
Airport Transfers for Guest and renters - $65.00 each way. Transfers are free to Homeowners (1 service per month, if not used they do not accumulate)
Daily Maid Service - $55.00 per day (5 to 7 hrs for basic service)
Laundry/Ironing Service -$30.00 per day (Includes detergent & fabric softener)

Mexican cook service by our excellent staff - $65.00 for breakfast
1 to 8pax, if more… $75.00 for lunch,$85.00 for dinner

Furniture placement - $30.00 usd per person per task – when needed to move heavy objects, move furniture into protected area such as patio or terrace furniture, hang pictures, etc. (handyman job)
Vehicle Check Up - $30.00 per event. Includes car wash, fuel fill, start-up, tire pressure, check oil and other fluid levels. Owner will be informed of service report and will be responsible for any maintenance required.
Vehicle driven to dealer ship for service or repair $50.00 per event.
Chef Service – depending on service
Baby Sitting Service - $15 per hour
Chauffer Service Including Vehicle – $40.00 per hour or $250.00 per day
Massage Services – Depending on service
Rent of DVD player - $20.00 per day
Satellite Television Service – Costs based on requirements and equipment.
Computer Services - $30.00 per hour
Secretarial Services – $15.00 per hour
Legal Services – Provided by Lic. Javier Mazoy or Lic. Daniel Urrea - $200.00 per hour
Fax, Email and Package Receipt - no cost, with exception to COD fees
DHL Courier Services – Dependent on package size.
We recommend each Home Owner have an Annual Comprehensive Home inspection done once per year by a licensed engineer. Cost for this service is $850.00
